Competing with new builds
If buyers can get a new home with stamp duty or deposit help nearby, a resale home has to justify its price on space, garden, parking or location. We show you how to make that case.
Ashford, Kent
Ashford is where Notsold is based, and where we know the market best: from new homes on the edge of town to farmhouses and period cottages in the villages around it.
The local market
Ashford has changed more than almost any town in Kent. High-speed trains from Ashford International put London St Pancras under 40 minutes away, and large developments such as Chilmington Green and Finberry have added thousands of new homes. For sellers, that means real competition: buyers can often choose a brand-new house with a builder's incentives over a ten or twenty-year-old one.
The villages are a different market again. In places such as Wye, Charing, Pluckley, Smarden and Bethersden, buyers are paying for character, land and setting, and they compare carefully. A farmhouse or period home that is priced on last year's figures, or photographed on a grey day, can sit for months while similar homes sell.

Why homes stick
Every home is different, but these come up again and again. The consultation finds out which apply to yours.

Fewer comparable sales in the villages make pricing harder. We look at what has actually sold, not just what is listed.

London buyers often view online first. Floorplans, drive times to the station and broadband speeds matter more than many listings suggest.
