Competing with new developments
Newly built apartments with concierge, gyms and parking set the standard buyers expect. Older buildings need to be priced and presented to compete.
Mayfair, London
Mayfair is one of the world's most expensive addresses, with a small and very well-informed buyer pool. Pricing and presentation have to be exact.
The local market
Homes in Mayfair are mostly apartments in period buildings and new developments, with a smaller number of townhouses and mews houses. Much of the area is owned by the Grosvenor estate, and buyers include international families, private investors and people looking for a London base, many of them advised by buying agents.
Recent tax changes and a quieter prime market have made buyers more selective. Homes that are priced on past peaks, or that don't meet the expectations set by new developments nearby, can be overlooked.

Why homes stick
Every home is different, but these come up again and again. The consultation finds out which apply to yours.

02
Lease terms, estate consents and service charges are closely examined. Having clear answers matters at this level.
03
With fewer international buyers active, pricing has to reflect the market today, not a few years ago.

Yes. We'll look at how it compares with new and period stock, and whether the price, presentation and marketing are right.
Not always. An online consultation works well for most homes, and a visit adds a review of presentation, layout and kerb appeal.
